1. General Use<\/h4>
  1. The studio may only be used for the booked purpose.<\/li>
  2. Usage times must be strictly adhered to. Exceeding the booked time may result in additional costs.<\/li>
  3. Subletting or transferring the booking to third parties is not permitted.<\/li>
  4. No structural changes or modifications to the equipment or technology may be made.<\/li><\/ol>

    2. Behavior in the Studio<\/h4>
    1. Consideration must be given to other users. Avoid unnecessary noise outside the studio areas and at the entrance.<\/li>
    2. Smoking is prohibited in all indoor areas.<\/li>
    3. Dogs are not allowed in the rental studio.<\/li>
    4. The consumption of illegal substances is prohibited. Persons under the influence of alcohol or drugs may be denied entry.<\/li><\/ol>

      3. Cleanliness & Damages<\/h4>
      1. The studio must be left in the same condition as it was taken over.<\/li>
      2. Trash must be disposed of in the designated bins.<\/li>
      3. Any damages must be reported immediately. The tenant is liable for any damage caused by them or their guests.<\/li><\/ol>

        4. Equipment & Facilities<\/h4>
        1. The use of technical equipment is at the tenant's own risk.<\/li>
        2. In case of issues or malfunctions, please inform the studio team as soon as possible.<\/li>
        3. Theft or intentional damage will result in an immediate report to the authorities.<\/li><\/ol>

          5. Safety<\/h4>
          1. Emergency exits must always be kept clear.<\/li>
          2. Open flames and pyrotechnics are prohibited.<\/li>
          3. The studio team reserves the right to remove individuals who do not follow the rules.<\/li>
          4. Access to the studio is only permitted for registered tenants and their registered guests. Allowing unauthorized persons entry is strictly prohibited. The tenant is responsible for ensuring compliance with this rule.<\/li><\/ol>

            6. Liability<\/h4>
            1. Use at your own risk: The use of the studio, its facilities, and equipment is at the tenant's own risk. The Soundborn team assumes no liability for damages resulting from improper use or negligence by the tenant or their guests.<\/li>
            2. No liability for personal property: The Soundborn team is not liable for loss, theft, or damage to personal belongings, equipment, or valuables brought into the studio.<\/li>
            3. No liability for injuries: The Soundborn team assumes no liability for injuries or accidents occurring in the studio or on its premises.<\/li>
            4. Tenant\u2019s responsibility: The tenant is fully responsible for all persons they invite to the studio. They are liable for any damages, accidents, or rule violations caused by themselves or their guests.<\/li>
            5. No duty of supervision: The Soundborn team does not assume any supervisory responsibility for persons or objects in the studio.<\/li>
            6. Force majeure: The landlord is not liable for operational disruptions or damages caused by force majeure, technical defects, power outages, official orders, or other unforeseen events. There is no entitlement to compensation or rent reduction.<\/li>
            7. Exclusion of further claims: Any further liability of the Soundborn team, especially for lost profits, consequential damages, or indirect damages, is excluded.<\/li><\/ol>

              7. Use by Minors<\/h4>
              1. Persons under 18 may only use the studio with written consent from a legal guardian.<\/li>
              2. Minors are not allowed to book the studio independently.<\/li>
              3. Minors under 16 may only stay in the studio when accompanied by a legal guardian or an authorized adult supervisor.<\/li>
              4. The landlord assumes no supervisory duty for minors. Responsibility lies with the legal guardians or the designated supervisor.<\/li>
              5. Parents are liable for their children.<\/li><\/ol>

                If minors regularly use the studio (e.g., for band rehearsals, dance classes, etc.), legal guardians must submit a written consent form including:<\/p>

                • Permission to use the studio<\/li>
                • Confirmation that the parents or an authorized supervisor take full responsibility<\/li>
